The numbers are in and Folsom Real Estate continues to be a hot spot for buyer’s year-round. However, when comparing inventory from a year ago, less homes are available and demand is stronger than ever.

March 31st, 2017 officially marked the end of the first quarter. We compared the number of homes for sale, sold, and pending in Folsom during the first quarter of 2017 with the first quarter of 2016. Overall, less homes were available during the first quarter this year, compared to last year.

-232 homes were for sale during the first quarter of 2017, compared to 263 homes that were for sale during the during the first quarter of 2016.

-138 homes sold during the first quarter of 2017, compared to 176 homes that sold during the first quarter of 2016.

-182 homes went pending during the first quarter of 2017, compared to 231 homes that went pending during the first quarter of 2016.

If you’re wondering why less inventory is available now compared to last year, multiple factors may have affected the change. Some of those include coming off an election year, the holidays, weather like we haven’t seen in years, and the Fed’s announcing rate increases.  

Still, demand is stronger than ever, making right now one of the best times for sellers. Sacramento was recently ranked No. 5 on a list of the nation’s strongest seller’s markets, according to a report by Zillow. Folsom is one of the hottest areas in the greater Sacramento region and we expect inventory to increase during the second quarter.
