HAPPY FALL! As I mentioned in my first newsletter last month, I will share the latest on developments and happenings around town. I know many of us are looking forward to Mikuni: Japanese Restaurant & Sushi Bar to open its Folsom location. The latest information I have is the restaurant is expected to open mid-October. It’s located at 185 Placerville Road, Suite 100, right off East Bidwell St. near Highway 50.
Turning to neighborhood developments. One project moving forward near Lexington Hills is ‘Parkway Village H.’ This small 19-unit development is located on Silberhorn Dr. Officials say construction should start in the coming months.
I also have an update on another project near Lexington Hills called the 'Harvest Subdivision.' Permits have been issued and construction is officially underway. This subdivision inc
ludes 116 new homes south/west of the Empire Ranch Golf Club. The developer of this project is the Lewis Group of Companies.
Model homes at another development near Lexington Hills opened to the public this past weekend. The ‘Veranda Subdivision’ is located off Golf Links Dr. Officials say 63 Elliott Homes are for sale and prices are starting at $386,950.

Fire Safety Tips
National Fire Prevention week takes place October 9th-15th, 2016. This year’s campaign is all about smoke alarms and educating the public about the basic, but essential elements of smoke alarm safety.
Smoke alarm safety tips:
-Smoke alarms should be replaced every 10 years.
-Make sure you know how old all the smoke alarms are in your home.
-To find out how old a smoke alarm is, look at the date of manufacture on the back of the alarm; the alarm should be replaced 10 years from that date.
Other fire safety tips:
-Prevent electrical fires: Don’t overload circuits or extension cords.
-Clean dryer vents: Clothes dryers often start fires in residential areas.
-Create an escape route: Practice your plan from every room in the house.

Folsom Real Estate
It’s October, which means Halloween season is upon us and the holidays are right around the corner! You may not think right now is the best time to sell your home, but with inventory below historic numbers and demand very strong in Folsom, you could be missing out on a great opportunity for your family!
Here are a few reasons why you should consider selling your home this fall:
Demand Is Strong: Buyers are ready, willing and able to purchase and are in the market right now!
There Is Less Competition Now: The choices buyers have will continue to increase. Don’t wait until all this other inventory of homes comes to market before you sell.
The Process Is Quicker Now: As the market heats up, banks will be inundated with loan inquiries causing closing-time lines to lengthen.
There Will Never Be a Better Time to Move Up: If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to increase by 5.3% nationwide over the next year, according to CoreLogic.
Folsom Market Report
Folsom’s market report from August 2016 to July 2016 shows there was a 6 percent decrease in the number of homes for sale, but a 4 percent increase in the number of homes sold.
